Kelson Heights Development
Kelson Heights is a six-stage greenfield development that is creating 200 allotments in the heart of Kelson, Lower Hutt. The original land formed part of a recreation reserve until Council rezoned the land to provide for more development opportunities in the area. To create buildable platforms a significant amount of earthworks has been required which is still ongoing. New public roads and infrastructure has been designed and installed to allow for the occupation of the dwellings that are constructed shortly after the flat building platforms are completed.
Stage 1 of the development is complete with dwellings constructed, and being occupied by new homeowners. Stage 2 is nearing completion with the final substage set for titles in 2025. The development itself has great views over Lower Hutt and the Harbour to the south and has a direct tie into nature with a reserve that is accessible to the west.
In total approximately 415,000m³ of material will be required to move around site with most being sourced on site, and the final landform being a combination of mechanically stabilised earth walls, cut batters and smaller retaining.
Unique design solutions were required to ensure that the surrounding properties remain unaffected as well as ensuring that the receiving environment of Speedys Stream is not impacted. For this a wide range of consultants have been required to provide expert advice for the development.
Spencer Holme’s Involvement
Spencer Holmes was initially involved to provide surveying services in relation to setting out civil works and providing levels to engineers as required. This evolved into undertaking the legal cadastral survey work along with resource management consent compliance and planning advice. Recently Spencer Holmes has been engaged to undertake the civil design for the remaining stages as well as proving project
